Splitter blocks (a parcel of land with multiple defined lots on one title)- the term can be a short as 4 months including sale and settlement. A good rule of thumb is to circle 6 months from acquisition to completion.
Material Change of Use (MCU)- Varies depending on the nature of the change. i.e. Splitting a single parcel of land into multiple blocks may take as short as 6 months (Special development area) but it is not uncommon for the process to take up to 24 months. Usually, the more lots of land the longer it takes.
A simple splitter block can costs as little as $20,000, large subdivisions can cost up to 30% of the sales value of the project. Major expenses examples are: trunk infrastructure fees, Energex fees, road construction, plumbing and drainage, engineering, earthworks and holding fees.
Splitter blocks – are in the low risk category and have many merits.
Removing the vulnerability of Council decisions, low execution costs, reduced holding costs and timely outcomes often see these projects provide an excellent return on investment.
Reconfiguration of a Lot (ROL) - Low risk if the project is accessed correctly through numerous qualifiers; such as feasibility checks to uncover issues surrounding sewer, power, site specific restrictions, town planning, suburb division precedents, easements, public infrastructure upgrade charges and environmental challenges.
Remember the exit strategy is as important as the entry, exercising a pre sale listing under and expression of Interest provides an excellent barometer on the outcome.
Builders and Town planners provide only one part of what is required to complete a project, they are experts at charging, particularly when it comes to variations or undertaking works outside their normal scope.
